Like many Waiheke properties, the villa relies on collected rainwater. We kindly ask guests to be mindful of water consumption, particularly during the drier summer months.

Check-in is from 4:00pm and check-out is by 10:00am. Early check-in or late check-out may be possible by prior arrangement, depending on availability.

The villa offers convenient self check-in with a keypad entry system at the front door. Your unique access code will be provided ahead of your arrival, allowing you to check in at your leisure.

The villa is approximately a three-minute drive or 20-minute walk from Matiatia Ferry Terminal. If arriving by car on the SeaLink ferry, Kennedy Point is approximately an eight-minute drive away.

Absolutely! Families are very welcome at Waiheke Beach Villa. We provide a selection of books, games and toys to keep younger guests entertained, as well as a games room for older children with table tennis and darts. The courtyard is fully fenced, although the remainder of the property is not, so young children should be supervised outdoors.

Yes, we have two travel cots and two high chairs available for guests to use. Please let us know in advance if you would like these prepared for your stay.

The villa has ground-floor accommodation, including one super king bedroom, one double bedroom and three bathrooms. This may make it suitable for guests who prefer to avoid stairs. However, the property has not been specifically adapted for wheelchair accessibility. Please contact us to discuss your individual requirements before booking.

Yes, there are two off-street parking spaces on a level parking area, providing convenient access to the property.

Beautiful Oneroa Beach is approximately a three-minute walk from the villa. A pedestrian pathway just two doors down provides direct access to the beach, making it easy to come and go throughout the day.

Guests are welcome to use our kayak and life jacket, along with a beach sunshade, cricket set, buckets, spades and sand toys for fun-filled days at the beach.

Use of the kayaks are at your own risk.

The villa is conveniently located in the heart of Oneroa, within easy walking distance of the village’s cafés, restaurants, boutique shops and local amenities. You can enjoy much of what Oneroa has to offer without needing a car.

The villa is arranged across two separate wings, making it particularly well suited to extended families and groups travelling together. The larger wing has four bedrooms and three bathrooms, while the smaller wing has three bedrooms and two bathrooms. This layout provides plenty of space for everyone to enjoy time together while retaining some privacy.

Yes, all bed linen, bath towels, hand towels, face cloths and tea towels are provided. However, we recommend bringing your own beach towels.

Yes, complimentary Wi-Fi is available throughout the villa.

Not necessarily. The villa is within walking distance of Oneroa Village, the beach, restaurants and shops. Local buses, taxis and private transfers are available for exploring the rest of the island.

Yes, the villa features a large BBQ and spacious outdoor dining area, perfect for leisurely summer lunches, relaxed dinners and gathering with family and friends.

Yes, both kitchens are fully equipped for preparing everything from simple breakfasts to meals for larger groups. Each includes a fridge, dishwasher, oven, microwave, gas cooktop and essential cookware, crockery and utensils.

Both kitchens are stocked with everyday essentials, including olive oil, herbs, salt, pepper, tea, coffee and sugar.

Yes, the villa has full laundry facilities, including a washing machine, dryer and outdoor clothesline.

Each bathroom is stocked with complimentary shampoo, conditioner, body wash and hand wash.

Yes, both main living areas have reverse-cycle air conditioning for year-round comfort, providing heating in winter and cooling in summer. Every bedroom also has either a ceiling or wall-mounted fan. Panel heaters are provided for cooler months. 

The villa is primarily offered as a whole property, providing guests with exclusive use of both wings. Depending on the season and availability, we may consider bookings for one side of the villa. Please contact us to discuss your requirements.

Yes, we have a minimum stay of two nights throughout most of the year, increasing to three, five or seven nights during peak seasons and holiday periods. Please visit our Rates page for seasonal minimum stay requirements.

A refundable security bond may be required for your stay. Any applicable bond amount and arrangements will be confirmed at the time of booking.

Our cancellation terms vary depending on how far in advance you cancel your booking. Please refer to our Booking & Cancellation Policy for full details.

We welcome families and groups gathering to enjoy time together, but parties and events are not permitted without prior approval. To respect our neighbours, we kindly ask guests to keep noise to a minimum and move outdoor gatherings indoors by 10:00pm.

Pets may be considered by prior arrangement. Please contact us before booking if you would like to bring a pet.

The villa is smoke-free. Smoking and vaping are not permitted inside.
